Cracking is one of the most common paint problems in Pittsburgh. Builders use inexpensive and low quality caulking when painting your house and temperature changes, causing your house to expand and contract. Caulking doesn't hold up and begins to break down and crack leaving your home exposed. Moisture can get into these cracks and goes back behind your boards. This leads to boards warping away from the house, or boards rotting from the inside out. In order to properly protect your home, we recommend resealing all of these cracks with a siliconized acrylic caulking. Silicone is more flexible than standard contractors caulking, so it will breathe with the house and last longer. However, paint will not stick to silicon caulking, Therefore we recommend siliconized acrylic caulking that will hold paint and also last longer.
Fading or chalking is also a very common problem in Pittsburgh. Sunny days hit your home with UV rays breaking down the resin in the paint. Resin is the primary component in paint that protects the homes surfaces. Pigment is what gives paint its color, so when the house starts to fade, this is an indication that the resin has broken down in the paint. At this point there is little to no protection on your home allowing moisture to get into those boards (usually siding boards) and lead to warping of the siding boards, which is very expensive to replace. We recommend pressure washing to clean off any dust and residue from the chalking. For sides of your home that get the most sunlight, we recommend a second coat along with a coat of primer for extra protection. This provides a higher level of resin and protection for that side of the home, ensuring that it will not fade as quickly, helping you avoid costly surface replacements and experience a long lasting paint job.
Simply applying paint over nail holes does not solve the moisture issues. By painting over the hole, you're allowing a small pocket for water to sit. Moisture sits in nail holes around the house damaging your siding. When nail holes begin to swell due to moisture, the hole must be caulked to fill the entire hole. This creates an even surface for moisture to run off of rather than laying in there breaking down the paint.
